As the saying goes, you make money in real estate when you buy property. But until your property is sold, you have made no money.
The faster you sell your properties, the more profits you make. Each week you hold on to that deal means more holding costs which eat into your profits.
It is therefore important to identify potential buyers for your properties. When wholesaling houses, you probably flip your houses to other real estate investors.
1) Get a buyers list
This is a must if you need to sell your houses fast. A buyers list is a list of people with money looking to buy houses in your local market.
When selling properties to end users, this is a list of people looking to buy houses on retail or terms who meet the criteria of your houses.
When flipping properties, you build a wholesale buyers list, or people who buy houses, fix them and then rent them out or sell at for a profit.
You need to have a real estate investing website for this. The website must allow you to activate squeeze forms that collect name and email of potential buyers before they can view house details.
The real estate investing website must also allow you to create squeeze pages, or landing pages that convince potential buyers to give you their name and email to access your wholesale deals or houses for sale.
You then advertise your squeeze page or website. Once they sign up to your buyers list, then you can send them deals of your houses as soon as you receive them and hopefully get a buyer for your properties.
2) Local real estate meetings
These are critical because you meet real estate investors that buy and sell properties in your market. Exchange business cards and always ask them if you can put them to your buyers list.
3) Foreclosure sales
Most foreclosure auctions are attended by hundreds of people, typically real estate investors. Even if you do not buy houses from these auctions, you meet other real estate investors and exchange business cards.
4) Newspapers
Whenever I have new houses, I put an ad on the local newspapers especially weekend classifieds. I give them my real estate investor website address rather instead of a phone number. They must give me name and email before they can view property details.
5) Online sources
There are many online sources especially listing websites. Craigslist is a good place to start. Always aim to send them to your web site so they can give you their name and email.
6) Web 2.0 websites
Facebook and other social networking media are a fantastic way to reach hundreds or thousands of other real estate investors. Sharing your houses with your friends on these media is likely to get you a buyer fast.
