Everyone who wants to have a home or building for their business built wants to have it built right and well. There are many reputable builders on the market today that do a fine job of building and do it for the right price and do it the right way. Not all builders are so good and so honest. Here are some of the tell-tale signs of a cowboy builder.

It is not so hard to tell whether a builder will be a good one and a fit for you or be a cowboy. One of things that people worry about with a builder is if they will leave the present job they are working on to go somewhere else. Good builders don't do this. To begin with, you can see the signs that a builder is a poor one from the very moment they come to your door.

First, be very serious about what your building project is all about. If you approach this project with skepticism and caution, then you will be able to identify who is a good builder and who is a bad one. Before you start you are going to want to shop around for construction quotes and get references from builders who have done other building in the area. References are very important because it gives an assurance that past work the builder has done is good and reputable.

Good builders are busy all the time. They have more work lined up than anyone else. They can afford the best workers and they have a good staff. Bad builders don't have much work lined up and have employees that are just looking to work and not necessarily want to do a good job.

Research a number of builders. Don't go with one you pulled out of the Yellow Pages and expect them to be a good one just because their ad had a picture. Look at many and look for a builder who is able to handle the type of job that you need done. Some builders do only certain types of work and specialize.

Again, get references from other people. If you know of someone who has the same or similar work done, then it would be a good idea to talk to them. A good builder will have no problem furnishing references upon your request for past work done.

Contracts and building quotes should always be in writing. No handshakes. Getting it all in writing will tell you and the builder that you are both serious about getting the job or contract. No writing is cause for problems if there ever is any litigation.

Good builders have an accounting department because they can afford one. A poor builder will insist that he only be paid in cash instead of checks or bank account transfers. Nothing good can come from this. Good builders will only ask for payment when the job is done. Poor ones ask for money up front.
